Quartier où l’application « Adeline A Lisbonne » présente la plus forte densité de Coup de cœur à Lisbonne. Expérience perdue en France, à Deauville,  « Le 21ème arrondissement de Paris ». La France a changé. Les capitales occidentales ont changées. L’artisanat est prisé du public, mais les gouvernements ne le considèrent guère à sa juste valeur sociale, paradoxe sociétale ! A entendre un journal d’information belge, la Belgique y viendrait. Le Portugal pourrait également y penser, car il me semble le VRAI fond de commerce du pays.
La présentation de chacune de ces TOP boutiques va être brève, car tout ce que je pourrais écrire à leur sujet, n’arrivera jamais à la cheville de la PASSION, du savoir faire, des attentions, que cachent ces PME. Poussez leurs portes, rencontrez les. Quatre parkings encerclent déjà ingénieusement ce triangle 4S.

En 2010, deux grandes voyageuses, amoureuses des livres, partent 40 jours à la découverte du Danube : « Nous devions voyager ensemble pour voir si on avait bien les mêmes idées en tête. Au retour, nous avons cherché le lieu idéal, avenida de Roma était beaucoup trop cher, nous avons ouvert rua Sao Bento, 30. On nous a souhaité beaucoup de courage, car on ne donnait pas cher de notre peau ! Il faut dire que le quartier était autre, nous étions seules au milieu de nul part ! En janvier 2015, après la fermeture du bar, nous avons emménagé dans ce bel espace au n° 34. De 1000 livres, la librairie invite aujourd’hui à découvrir plus de 5000 guides, récits et romans de voyage : 30% (anglais), 20% (français), 30% (portugais), et le reste en espagnol, en italien voire en allemand. Nous avons aussi quelques éditions plutôt portugaises dédiées aux enfants. Au fond de la librairie, un bel espace est voué aux lancements de livre, aux expositions et conversations informelles. Nous sommes locataires, mais nous avons beaucoup chance, la propriétaire était libraire précédemment. »

Depuis toujours Sebastian, l’argentin le plus portugais de Lisbonne, est passionné de Thé. Fin 2014, il sent le moment de vivre son rêve lorsqu’il découvre ce qui pourrait devenir une belle boutique, dans un quartier qu’il pense lui-même en devenir.
En janvier 2017, je pousse la porte, la boutique est belle, feutrée, quoiqu’elle semble prise d’assaut par des photographes. En fait, c’était la télévision, l’émission de Manuel Luis Goucha ; notre Michel Drucker pour la Maison au Portugal ! Sorti du feu de conversations, Sebastian me rejoint et prend le temps de m’expliquer sa passion, son métier, et me présente MLG ; tous deux parlant couramment français.
Depuis cette première rencontre, la Companhia Portugueza do Cha n’a de cesse de se développer pour ainsi devenir LA caverne d’Alibaba du Thé. Connaissez-vous les poétiques boules de Fleur de thé, cousues à la main, avec de belles feuilles qui se déplient lors de l’infusion ? Les filtres en papier qui permettent aux feuilles de parfaitement s’hydrater au contraire de la pince à thé ; les boites à sac (25g) aux fragrances subtiles de petits producteurs dénichés aux 4 coins du monde : la caverne d’Alibaba je vous dis (16 pays d’origine) !

100% artisanat portugais, les trouvailles de Miguel, Tudo e Todos
Dès que j’ai posé mes valises dans ce quartier de Lisbonne, locataire d’un airBnB, j’ai observé cette ancienne boulangerie s’épanouir sous la truelle de Miguel. L’arrière boutique était restée dans son jus avec son four à pain et son immense voûte en azulejos. Depuis mars 2017, l’ensemble est restauré où Paula  nous accueille pour nous présenter différents styles de créations ou trouvailles artisanales portugaises, traditionnelles voire design.
Miguel, ingénieur civil en bâtiment, a repris le chemin de la restauration pour des clients. Que d’échanges à bâtons rompus sur les différences culturelles, on a bien rit. Conséquence, il parle français comme Paula d’ailleurs…

100% Portuguese crafts, Miguel’s finds, Tudo e Todos. As soon as I put my bags in this neighborhood of Lisbon, tenant of an airBnB, I watched this old bakery flourish under the trowel of Miguel. CARRASCO ART GALLERY

De l’expérience graphique à l’art contemporain, Carrasco Art Gallery
Après 30 années vouées au design graphique, Pedro, depuis juillet 2018 partage sa passion, l’art contemporain. Par mon intérêt porté à ce quartier, je suis une fidèle de sa galerie, car j’y découvre à chaque exposition un « jeune » artiste talentueux qui sublime la lumière. A l’occasion des fêtes de fin d’année, Carasco Art Gallery nous invite à l’Exposition collective de Noël, qui arrive à point, l’inauguration est ce lundi 9 décembr, de 18h à 21h, et se poursuivra jusqu’au 10 janvier.

Dear Lisbon | Charming House

Dear Lisbon invite à poser ses valises dans le Triangle 4S, Charming House, idyllique, avec sa petite piscine et ses 20 chambres, mais aussi Gallery House et Living House.

Mais voilà, parler de la frénésie du Triangle 4S, à l’aube de 2020, mérite de s’y attarder, car sa position socio-économique est pour le moins devenue ambivalente, alors que l’avenir de Lisbonne pourrait s’y décider ? Évidemment d’autres quartiers lisboètes sont passés par là, Baixa, Alfama, Chiado, dépassés par le tsunami capitalistique. Mais le temps T a changé, l’heure des investissements revient à la normalité. En ce sens, il me semble une opportunité de partager les idées de ces entrepreneurs aussi passionnés qu’éclairés :

1. Le Triangle 4S est unique
En effet, par sa situation géographique, il est, plutôt il devrait être la connexion, le nœud de la ville entre Ouest et Est. L’ouest, le quartier riche des capitales… Souhaitons nous toujours ce Triangle, artisanal et résidentiel (TOP shops) ? ou TOC shops ? Bien-sûr, artisanal et résidentiel ! Dans ce cas, le quartier n’est pas à la hauteur du défi à relever.

Obviously other Lisbon neighborhoods have been there, Baixa, Alfama, Chiado, overwhelmed by the capital tsunami. But the time T has changed, the time of the investments returns to normality. In this sense, it seems to me an opportunity to share the ideas of these entrepreneurs as passionate as they are enlightened:
1. The Triangle 4S is unique Indeed, by its geographical location, it is, rather it should be the connection, the node of the city between West and East. The west, the rich capital district … Do we still want this Triangle, craft and residential (TOP shops)? or TOC shops? Of course, artisanal and residential! In this case, the neighborhood is not up to the challenge.

2. Gentrification et embourgeoisement
Si en 2011 ce triangle était désolation, en 2017, on me présentait un appartement entre labyrinthe et paliers de 80m2 à 500KF. Aujourd’hui, on y parle de loyer de boutique à 2500€/mois ! Seuls des investisseurs non avertis de la réelle situation économique lisboète peuvent relever de tels challenges. Les loyers de certaines entreprises augmentent, certaines déménagent déjà, d’autres se restructurent, échangent…
La demande supérieure à l’offre fait cesser l’activité artisanale de propriétaires, pensant peut être qu’une bulle immobilière est stable, et qu’un nouvel avenir s’offre enfin à eux…
Bref, félicitons les propriétaires aux loyers raisonnables, car sinon la majorité des boutiques se videront, et cela d’autant plus vite que la circulation y est infernale. Bien-sûr, ces PME pionnières ne seront pas récompensées par leur énergie vouée à développer leur affaire, et leur quartier, mais surtout la capitale aura raté sa connexion entre ses quartiers Est et Ouest.
Doit-il revivre le passé du quartier de Roma (après le feu à Chiado en 1988 et sa restructuration) ? Avenida de Roma qui s’en remet seulement, et encore grâce à de TOP commerçants, et bien-sûr avec l’aide des nombreuses expulsions de Chiado ! Tout cela faisant déjà partie du passé, le concept des vases communicants est extrêmement éphémère.

Notons qu’une capitale, une ville se développe toujours grâce à l’ambiance créée par ses commerçants. D’ailleurs, mon expérience entre Deauville et Lisbonne est sans appel : Deauville a perdu quasiment toutes ces « petites » boutiques indépendantes. Les restaurants sont devenus hors de prix, et la qualité n’est plus la règle, ou s’y exceptionnellement qu’aujourd’hui je file à l’ouest, entre Cabourg et Caen.

Avenida de Roma only relies on it, and thanks again to TOP traders, and of course with the help of the numerous evictions of Chiado! All this is already a thing of the past, the concept of communicating vessels is extremely ephemeral. Note that a capital, a city always develops thanks to the atmosphere created by its traders. Moreover, my experience between Deauville and Lisbon is without appeal: Deauville has lost almost all these « small » independent shops. The restaurants have become overpriced, and the quality is no longer the rule, or exceptionally that today I drive west, between Cabourg and Caen.

3. Raffinement (des entreprises) qui devrait associer Confort (du public) ?
Difficile sujet, mais c’est aussi l’approche Entre Nous. Parler de tout dans une recherche d’harmonie, l’esprit portugais, plus que chahuté depuis 2015 sous les feux donc de LA déferlante capitalistique Internationale. Entre nous, la mairie de Lisbonne fait un travail remarquable, car faire des choix sous ces  gigantesques changements en quelques années (souhaités et indispensables), en fond de crise mondiale, quel défi relevé.
Cependant, face aux capitaux et à leur cavalerie (marketing, communication…), la destruction des PME est malheureusement souvent plus rapide que leur développement ; comme le prouve malheureusement les autres capitales du monde entier. Pourtant, et plus que jamais, l’humain revendique l’expérience, l’authenticité, l’élégance, le qualité prix…
Comme argumente les commissaires João Mourão et Luís Silva de l’exposition « Formes anciennes, circonstances nouvelles«  qui a lieu actuellement à la Galeria Vera Cortês : « La notion de ville future, où nous pourrions vivre un jour, est un exemple parfait de la façon dont le politique est toujours inscrit dans nos vies quotidiennes. ».

Le cinéma se veut également porteur d’impact social et environnemental :  » Certes, comme toutes les industries, le cinéma a la nécessité de s’interroger sur son empreinte écologique. Mais ces dernières années, on observe notamment dans les pays anglo-saxons une mode qui fait son chemin, celle des films se voulant porteurs d’impact social et environnemental. »…

« Après l’effort, le réconfort », c’est bon pour tous !

Rua Poços dos Negros mérite que le public puisse s’y promener, s’y reposer, sans risquer d’être écraser par le Tram 28 (je tire mon chapeau à leurs conducteurs), son flux de circulation continu, et 50 voitures en stationnement, alors que quatre parkings l’entourent !
Le  bas de la rua Sao Bento pourrait aussi, en journée, contribuer à optimiser le turnover des voitures en régulant leur stationnement à 1 ou 2h maximum.

L’art de vivre en ville, c’est le confort du piéton. Les pays, les villes, qui l’ont compris, se développent, les autres régressent. Le lobbying automobile est destructeur. Bien-sûr, l’Homme n’aime pas le changement, mais en fait, il s’adapte aussi vite qu’il cri au loup ; en tant que française j’en sais quelque chose !!

4. « Ne pas prendre les enfants du bon Dieu pour des canards sauvages »
Le Portugal se bat comme un diable, et est donc en train de surmonter avec tous les honneurs la crise européenne (2010). L’implosion des pays du Maghreb, les avantages du FMI, et aujourd’hui la crise brésilienne, placent le Portugal et sa capitale Lisbonne, sous haute tension depuis 2015. Comme toujours, la bulle immobilière est un affront face au réel développement économique. Heureusement pour les Portugais, certains de ces pays se ressaisissent et aujourd’hui, l’offre immobilière devient bien supérieure à la demande, ce qui devrait rééquilibrer  le « paradis social » lisboète. Le gouvernement a pris la décision d’augmenter significativement le SMIC…
Bien évidemment, lorsque le travail est difficile et que l’on voit, pense, que certains se remplissent les poches sans rien faire, ça peut donner des idées aux propriétaires de cesser de travailler afin de les copier, mais ces Pro du Capital ont déjà fui vers une autre destination à dévisager…
Bref, depuis deux ans, j’observe une danse de la PME locataire lisboète, avant que certains espaces se vident pour de bon ! Cette cause est entendue en France : trop d’espaces libres tue la demande…
A Lisbonne, on me fait encore parfois référence aux centres commerciaux. En France, ils se sont effondrés sous une trop forte multiplication, et certainement par effet cumulés de loyers déraisonnables. Pendant ce temps, de petites villes à moindre notoriété prospèrent grâce à une bonne régulation de la loi de l’offre et de la demande, et à l’attention portée à leurs consommateurs et commerçants par l’administration.

« Nous vivons une phase de redéfinition et de transformation. La question du temps est fondamentale aujourd’hui. Quand on voit le numéro 1 mondial du luxe, LVMH, investir dans les hôtels Belmond, une sorte de fabrique à rêves, cela interroge. C’est bien la preuve que le luxe ne s’inscrit plus dans la possession de biens matériels mais dans le partage de valeurs et d’expérience », analyse Olivier Gabet.

L’avenir artisanal du Triange 4S devrait faciliter son développement sur « le partage de valeurs et d’expérience » impliquant confort et propreté. Les 50 voitures en stationnement, déguerpies, faciliteraient aussi d’y multiplier le passage des camions poubelles en journée. 2020, c’est demain.
